What Does It Cost to Live in Las Vegas?

Before moving to Las Vegas, it helps to understand where your money will go and where you will save. Here is a realistic breakdown of the cost of living in Southern Nevada.

Housing

The median home price in Las Vegas is approximately $425,000. That is significantly less than California ($800,000+), Seattle, or Denver, but more than many Midwestern markets. Monthly mortgage payments on a median-priced home with 20% down are roughly $2,500 to $3,000, depending on interest rates. Rents for a single-family home range from $1,800 to $2,800 per month, while apartments range from $1,200 to $2,000.

Taxes

This is where Las Vegas shines. No state income tax saves a typical household $5,000 to $15,000 per year compared to high-tax states. Property taxes average 0.55% of assessed value, which means a $400,000 home pays roughly $2,200 to $3,000 annually in property taxes. There is no inheritance or estate tax.

Desert Utilities

Summer air conditioning is the biggest utility expense. Cooling a typical 2,000-square-foot home costs $150 to $300 per month during June, July, and August. Winter heating costs are minimal. NV Energy is the primary electricity provider. Water bills are moderate, especially with desert-appropriate landscaping.

Total Budget Comparison

A household earning $100,000 in Las Vegas typically pays:

  • No state income tax (vs. $5,000 to $7,000 in California)
  • Property taxes of approximately $2,200 to $3,000 per year
  • Utility costs of $250 to $450 per month averaged across the year
  • HOA fees of $50 to $300 per month (in most communities)
  • Transportation, groceries, and healthcare at or near the national average

Overall, most newcomers find that their dollars go further in Las Vegas than in their previous state. The combination of no income tax, reasonable housing, and low property taxes makes the cost of living significantly lower than coastal and major metro areas.
