Why Home Inspections Matter

Why Home Inspections Matter

A home inspection is one of the most important steps in the homebuying process. It provides a professional assessment of the property's condition and helps you make an informed decision before committing to the purchase.\n\nWhat Inspectors Look At\n\nA standard home inspection covers the major systems and components of the home. The inspector examines the roof, including age, condition, and visible damage. They check the foundation for cracks, settling, or water damage. The electrical system is tested for safety and functionality. Plumbing is inspected for leaks, water pressure, and drainage. The HVAC system is evaluated for age, condition, and performance.\n\nInspectors also look at the attic and insulation, windows and doors, walls and ceilings for signs of water damage, the garage and its systems, and the exterior grading and drainage around the foundation.\n\nNot a Guarantee\n\nA home inspection is a visual examination, not a guarantee. Inspectors cannot see behind walls, under concrete slabs, or inside sealed systems. They report on what is visible and accessible at the time of inspection. Some issues may not be discoverable until after you move in. That is normal. The inspection is designed to identify material defects, not every possible future problem.\n\nAdditional Inspections\n\nDepending on the property, you may want additional specialized inspections. These can include pest and termite inspection, sewer scope inspection, pool and spa inspection, mold testing, radon testing, or chimney inspection. Your agent can help you decide which additional inspections are appropriate for your specific property.\n\nNew Homes Need Inspections Too\n\nEven newly constructed homes benefit from a professional inspection. Builders make mistakes. Systems can be improperly installed. A new home inspection can identify issues that need to be corrected before your warranty expires. Do not skip the inspection just because the home has never been lived in.\n\nAn inspection gives you information. Information gives you power. With a thorough inspection in hand, you can negotiate repairs, request credits, or decide to walk away from a property that has more problems than you are willing to take on.
