Determining the right price for a home is equal parts science and art. While online valuation tools give you a rough estimate, a professional Realtor uses a much more detailed approach to price a home accurately. Here is how Realtors determine what your Las Vegas home is worth.
Comparable Sales
The foundation of any home valuation is the analysis of comparable sales, often called comps. These are homes that have recently sold in your neighborhood that are similar to yours in size, age, condition, and location. Realtors look at homes that sold within the last three to six months, with adjustments made for differences in square footage, lot size, bedrooms, bathrooms, and upgrades.
Active Listings
What is currently for sale matters just as much as what has sold. Buyers compare your home to other available homes in the same price range. If similar homes are priced lower, yours will feel overpriced. If they are priced higher, you may be leaving money on the table. A Realtor analyzes active listings to position your home competitively.
Pending and Expired Listings
Pending sales, those under contract but not yet closed, show what buyers are actually willing to pay in the current market. Expired listings, homes that did not sell, show what the market rejected. Both are valuable data points in determining the right price.
Condition and Upgrades
Two identical floor plans on the same street can have very different values based on condition and upgrades. A home with updated kitchens and bathrooms, modern flooring, fresh paint, and a well-maintained landscape commands a premium. A home that needs significant repairs or has outdated finishes will sell at a discount. Realtors adjust the valuation based on a detailed assessment of the property's condition.
Location Within the Neighborhood
Within the same neighborhood, some locations are more desirable than others. A home backing to a golf course or open space is worth more than a home backing to a busy street. A home on a cul-de-sac is generally more desirable than a home on a main thoroughfare. Lot size, view, and privacy all affect value.
Market Conditions
Real estate markets change constantly. In a seller's market with low inventory and high demand, homes may sell for above asking price. In a buyer's market with more inventory, sellers may need to price more aggressively. A Realtor factors current market conditions into the pricing recommendation.
Absorption Rate
The absorption rate measures how quickly homes are selling in a given market. If there are 100 homes for sale and 20 sell per month, the absorption rate is five months of inventory. A balanced market typically has four to six months of inventory. Fewer months favor sellers. More months favor buyers.
The Right Price From Day One
Accurate pricing from day one is the single most important factor in a successful sale. Homes priced correctly from the start sell faster and typically for more money than homes that start too high and require price reductions. The data, analysis, and local knowledge a Realtor brings to the pricing process are invaluable in achieving the best result.
