First-Time Home Buyer Masterclass Closing

My Offer Was Accepted, Now What?

Published 2026-09-20 Last reviewed 2026-09-20 By Lisa C Hamilton, REALTOR®

Quick Answer

Celebrate briefly, then move quickly: follow the earnest-money deadline, schedule the inspection and specialists immediately, request Property DNA, send the contract to your lender, review HOA documents, start insurance, and keep answering the lender through appraisal, title, the final walk-through and closing.

This is one of the most exciting texts Lisa gets to send:

“They accepted!”

Celebrate.

Call whoever you call.

Take the screenshot.

Then get ready, because the transaction is about to move quickly.

EARNEST MONEY

Your contract likely establishes a deadline.

Follow it.

Lisa will give you the instructions for the transaction and help make sure you understand when the deposit is due.

Review what earnest money is if any of it is new.

INSPECTION

Schedule it immediately.

If you have a limited due-diligence period, you do not want to spend several days shopping for inspectors.

The inspection may also lead to:

  • Roof evaluation
  • HVAC evaluation
  • Pool evaluation
  • Other specialist appointments

Leave yourself enough time.

See why home inspections matter.

PROPERTY DNA

Lisa can request a free Property DNA report for the property.

This gives you another set of available property information to review alongside:

  • Inspection
  • Seller disclosures
  • Title information
  • HOA documentation
  • Appraisal

SEND THE CONTRACT TO YOUR LENDER

The lender now has a property.

The loan file moves from:

“Buyer wants to purchase something”

to:

“Buyer is purchasing this specific property.”

Respond to lender requests promptly.

APPRAISAL

If required, the lender coordinates appraisal.

Lisa may provide relevant transaction/property information where appropriate.

See what happens if the appraisal comes in low.

TITLE AND ESCROW

The title/escrow process begins.

You may receive:

  • Identity requests
  • Disclosures
  • Wiring information
  • Title documentation

Never rely on unexpected changes to wire instructions received only by email.

Verify independently.

Read real estate wire fraud protection before you wire anything.

See how a Nevada closing works.

HOA

If applicable, association documents need review.

Read them.

Do not simply click:

“I acknowledge receipt.”

Learn how to research an HOA.

INSURANCE

Start shopping.

Insurance can affect both your cost of ownership and lender requirements.

See when to get homeowners insurance.

INSPECTION NEGOTIATION

If meaningful problems arise, Lisa helps you decide whether to:

  • Request repair
  • Request credit
  • Renegotiate
  • Accept
  • Walk away under available rights

See seller repairs versus credit.

FINAL LOAN APPROVAL

Continue answering the lender.

Do not finance new things.

Do not change jobs casually.

Do not move strange amounts of money around without asking.

FINAL WALK-THROUGH

Shortly before closing, Lisa returns with you to make sure the property condition and agreed items are where they should be.

See what happens at the final walk-through.

CLOSING

Documents.

Funds.

Final conditions.

Recording/closing process.

Then:

Keys.

THIS IS WHY LISA DOES NOT DISAPPEAR AFTER WRITING THE OFFER

Getting under contract is only the beginning.

Experience becomes especially valuable during:

  • Inspection
  • Appraisal
  • Financing
  • Title
  • Closing

The goal isn't merely getting the seller to say yes.

It's actually getting you home.
