Do Professional Real Estate Photos Really Help Sell a House?

Published 2026-09-20 Last reviewed 2026-09-20 By Lisa C Hamilton, REALTOR®

Quick Answer

Yes, professional real-estate photography matters, because your first showing usually happens on a phone. Buyers look at kitchen, primary bedroom, backyard, bathrooms, pool and street, then decide whether a visit is worth their time. But professional does not mean deceptive: the goal is photographs that are attractive and accurate, so the listing draws the right buyers without creating disappointment at the door.

Your First Showing Probably Happens on a Phone

Before the buyer walks through your front door, they may have already spent several minutes inside your house.

Digitally.

They have looked at:

  • Kitchen.
  • Primary bedroom.
  • Backyard.
  • Bathrooms.
  • Pool.
  • Maybe the street.

Then they decide whether seeing the house in person is worth their time.

That is why photography is not a decorative afterthought.

It is part of the selling process.

Professional Photos Do Not Mean Deceptive Photos

The goal is not to make a 10-by-10 bedroom look like a ballroom.

Overly distorted images can create disappointment when buyers arrive.

Good real-estate photography should present the home attractively and accurately.

It should help a buyer understand:

  • Space.
  • Flow.
  • Light.
  • Features.

Preparation Happens Before the Photographer Arrives

A professional camera will capture your beautiful kitchen.

It will also capture:

  • The dish soap.
  • The pile of mail.
  • The refrigerator covered in magnets.
  • The trash can.
  • The six appliances occupying every inch of countertop.

Before photography, Lisa will help the seller think about what should remain and what distracts from the house. The decluttering guide covers the full pass.

What Should You Do With Countertops?

You don't need an empty laboratory.

But simplify.

A coffee maker may look perfectly natural.

A coffee maker, blender, toaster, air fryer, knife block, paper towel holder, dish rack, vitamins and grocery bags make the kitchen feel smaller.

The buyer is supposed to notice the counter space.

Photography Should Tell a Story

The order matters.

A buyer should be able to move through the listing visually and understand the property.

Hero exterior.

Living spaces.

Kitchen.

Bedrooms.

Outdoor features.

Important amenities.

Not:

Front door.

Toilet.

Garage wall.

Kitchen.

Another toilet.

Backyard.

Good marketing is intentional.

When Does Drone Photography Help?

Drone imagery can be especially useful when aerial context tells an important part of the property's story.

For example:

  • Large lot
  • Exceptional location
  • Mountain surroundings
  • Acreage
  • Significant outdoor improvements

It is not automatically necessary for every listing.

Lisa's marketing should fit the property.

What About Twilight Photography?

A home with:

  • Pool lighting.
  • Outdoor entertainment area.
  • Dramatic Strip or valley views.
  • Architectural lighting.

may benefit from twilight imagery.

Again, use it when it tells a story the ordinary daytime photographs cannot.

What About Virtual Staging?

Virtual staging can help buyers understand the potential of an empty room, provided it is used transparently and does not materially misrepresent the property.

The objective should be:

“Here is how this room could function.” Not: “Let's digitally add a swimming pool that doesn't exist.”

Don't Let Photography Hide Problems You Must Disclose

Marketing and disclosure are different responsibilities.

Beautiful photographs do not eliminate a seller's legal disclosure obligations.

Lisa wants the property marketed beautifully without pretending it is something it is not.

Why This Matters Even More When Your Buyer Is Out of State

Las Vegas attracts buyers relocating from elsewhere.

Those buyers may make a decision about whether your home reaches their short list before they ever arrive in Nevada.

Your digital presentation matters.

A lot. The open house and showing guides cover what happens after those buyers contact you.

This guide is part of the Las Vegas Home Seller Resource Center, where pricing, preparation, marketing, offers and escrow each have their own guide.
