Quick Answer
A VA home loan is a mortgage originated by a private lender and backed in part by the Department of Veterans Affairs for eligible borrowers. VA financing can offer qualified buyers no required down payment in many cases, no conventional PMI, competitive terms and formal loan-assumption options.

What is a VA home loan, and how does VA financing work?
A VA home loan is a mortgage made by a private lender and backed in part by the U.S. Department of Veterans Affairs for eligible veterans, active-duty service members and certain surviving spouses. VA does not usually lend the purchase money directly. Instead, the VA guaranty helps reduce lender risk, which is what allows approved lenders to offer qualified borrowers VA-backed financing with potential advantages like no required down payment in qualifying circumstances and no conventional-style monthly private mortgage insurance.
VA eligibility is not the same thing as automatic loan approval. The borrower still needs to apply, qualify, provide documentation, meet lender underwriting, purchase an eligible property, satisfy VA occupancy requirements and complete appraisal and closing requirements. Your lender and the VA determine eligibility, entitlement, underwriting and approval; Lisa is a REALTOR®, not a VA employee or lender, so she handles the property search, offers, negotiation and transaction coordination while your lender determines whether the loan works.
Eligible VA buyers use VA-backed financing throughout Greater Las Vegas, including Henderson, Las Vegas and North Las Vegas, and around the military and veteran communities tied to Nellis Air Force Base and Creech Air Force Base. VA is a benefit many borrowers can reuse over time, subject to entitlement and program rules. For the whole series, start at the Financing a Home resource center. VA rules change. Always verify the current numbers.
Funding-fee percentages and exemptions, service-duration and era eligibility rules, loan limits, entitlement amounts, surviving-spouse rules, seller-contribution limits, condo approval requirements and property standards are set by the Department of Veterans Affairs and your lender, and they change. Nothing on this page is a permanent figure; when a number matters to your purchase, verify it against current official VA resources and your lender:

Your lender is the person who determines your actual qualification, pricing and approval under current VA rules. Lisa coordinates the real estate side with that financing. She handles the property search, offers, negotiation, transaction coordination and communicates offer strength to sellers and listing agents, but she does not determine VA eligibility or approve loans.

Understand the VA benefit. Then let Lisa build the search around it.
Get the eligibility and entitlement picture clear with your lender first, then Lisa can help match properties to that financing, coordinate the offer, and work through the appraisal, inspection, condo, HOA and closing questions that come up.
Mortgage qualification, rates, loan amounts, entitlement and program approval are determined by your lender and the Department of Veterans Affairs under current program rules, not by Lisa. No implication of military affiliation or endorsement is intended. Always verify current figures with an appropriately licensed mortgage professional and current VA resources.
