What Can Delay a Real Estate Closing?

Closing delays are frustrating, but they happen. Understanding what can go wrong helps you take steps to prevent it. Here are the most common causes of closing delays in Nevada real estate transactions.\n\nFinancing Issues\n\nFinancing is the most common cause of closing delays. Your lender may request additional documentation at the last minute. Your credit situation may change. Interest rates may move. The underwriter may find an issue with your application. Stay in close contact with your lender and respond to requests immediately.\n\nAppraisal Problems\n\nIf the appraisal comes in below the purchase price, the lender will not lend the full amount. This can delay closing while you negotiate with the seller, bring additional funds, or challenge the appraisal.\n\nInspection Repairs\n\nIf the inspection reveals significant issues, you and the seller may need time to negotiate repairs or credits. If the seller agrees to make repairs, the work must be completed before closing, which can add time.\n\nTitle Issues\n\nThe preliminary title report may reveal liens, judgments, or other encumbrances that need to be resolved before the seller can transfer clear title. Resolving these issues can take time.\n\nInsurance Problems\n\nIf you have trouble obtaining homeowners insurance due to the property's condition, location, or other factors, the lender will not close. Start shopping for insurance early.\n\nMissing Documents\n\nReal estate transactions require a significant amount of paperwork. A missing disclosure, an unsigned form, or an incomplete document can delay closing. Your agent and escrow officer will track every requirement, but responding quickly when documents are requested helps keep things moving.\n\nCommunication Prevents Delays\n\nThe single most effective way to prevent closing delays is communication. Stay in touch with your agent, lender, and escrow officer. Respond to requests promptly. Ask questions when you do not understand something. The more proactive you are, the smoother the process will be.\n\nWhile some delays are unavoidable, most can be prevented with preparation, attention to detail, and good communication with your team.
