What Should Sellers Compare When Choosing a REALTOR®?

Quick Answer

Commission or fee is one factor when choosing representation, but it should not be the only question. A seller should understand the agent's experience, communication, pricing strategy, marketing, negotiation approach and transaction support.

Ask Who Will Actually Represent You

Will you work directly with the person you interviewed, or primarily with assistants, coordinators or other agents? Neither structure is automatically wrong, but know what you are hiring before you sign.

Ask About Pricing

A strong pricing discussion should involve comparable properties, competing listings, condition, location, recent market activity and your goals as a seller. Be cautious about choosing an agent only because they suggested the highest list price. See how REALTORs determine what a home is worth.

Ask About Marketing

Ask specifically what is included: photos, video, floor plan, copy, the local MLS, social and print. Compare the marketing plan with what online exposure should include.

Ask About Communication

Who communicates with you, how, and how often? Your preferred cadence should be realistic given the actual team.

Ask About Negotiation

A seller may face negotiations involving much more than the initial price, including repairs, appraisal, financing and timing. See how to compare multiple offers.

Ask What Happens When Something Goes Wrong

Experienced representation becomes particularly valuable when a moment of inspection reveals issues, an appraisal comes in low, buyer financing changes, a title problem appears or deadlines are at risk. Review the seller's checklist and compare how each candidate would handle those scenarios.
