Congratulations. Your offer was accepted. But the journey is not over yet. The period between an accepted offer and closing day is where most of the real work happens. Here is what to expect step by step.\n\nThe Timeline\n\nA typical real estate transaction takes 30 to 45 days from accepted offer to closing. Every day has deadlines and tasks that must be completed on time. Your agent will keep you on track, but it helps to understand the process.\n\n1. Earnest Money Deposit\n\nWithin the first few days, you will deposit earnest money into an escrow account. This shows the seller you are serious. The amount is typically 1 to 3 percent of the purchase price and is held by a neutral third party until closing.\n\n2. Inspections\n\nThe inspection period is your chance to evaluate the property's condition. A general home inspection covers the roof, foundation, electrical, plumbing, HVAC, and more. You may also order specialized inspections for pests, pools, sewers, or other concerns. Your agent will help you review the findings and negotiate repairs or credits with the seller.\n\n3. Financing\n\nYour lender will process your loan application, order an appraisal, and underwrite your file. Stay in close contact with your lender. Respond to requests for documents quickly. Any delay in financing can delay your closing.\n\n4. Title and Escrow\n\nThe title company will search public records to verify that the seller has clear ownership and identify any liens or encumbrances. You will receive a preliminary title report to review. Escrow will coordinate the transfer of funds and documents.\n\n5. Appraisal\n\nThe lender orders an appraisal to confirm the property is worth the purchase price. If the appraisal comes in low, you may need to negotiate with the seller or bring additional funds to closing.\n\n6. Negotiations\n\nInspection findings, appraisal results, and other issues may require negotiation. Stay engaged and work with your agent to find solutions that keep the deal moving forward.\n\n7. Final Walkthrough\n\nA day or two before closing, you will walk through the property to confirm it is in the agreed-upon condition. Any issues found should be addressed before closing.\n\n8. Closing Day\n\nYou will sign the final documents, pay closing costs and your down payment, and receive the keys. The property is officially yours.\n\nStay Engaged Throughout\n\nThe period between accepted offer and closing requires active participation. Respond to requests promptly, ask questions when you do not understand, and trust your agent to guide you through each stage.
