Las Vegas Buyer Due-Diligence Center Additions, Garages & Casitas

What Should I Check Before Buying a House With a Casita?

Published 2026-09-13 Last reviewed 2026-09-13 By Lisa C Hamilton, REALTOR®

Quick Answer

Casitas can be fantastic, but first determine what the structure legally is and how it may be used. Do not assume the word casita means a second legal dwelling. Marketing terminology and legal land-use classifications are not necessarily the same thing.

Buyers Love Casitas For

  • parents;
  • adult children;
  • guests;
  • an office;
  • a caregiver;
  • multigenerational living.

Questions

  • Is it permitted?
  • Detached or attached?
  • Does it have a bathroom?
  • Does it have a kitchen?
  • Separate utilities?
  • HVAC?
  • How is square footage counted?
  • Are there HOA restrictions?
  • Are there rental restrictions?

A casita can be a permitted second dwelling, an attached extension, a permitted living space, or something that was never permitted.

Marketing terminology and legal land-use classifications are not necessarily the same thing.

Find out what the structure legally is before you value it or plan around it.

Rental Plans

If rental income is central to your purchase decision, verify whether the intended use is permitted.

Do not buy based on "The seller rented it before."

Past behavior does not establish legal use.

Important

Verify permits through the correct jurisdiction for the address. Henderson properties go through Henderson systems; unincorporated Clark County properties through county resources. Never assume one jurisdiction's rules apply to every Las Vegas Valley address.
