Example
Gross monthly income:
$7,000
Car payment:
$800
That $800 is already consuming more than 11% of gross income before the mortgage, student loans or credit cards are considered.
Why Monthly Payment Matters More Than Car Price
From a DTI perspective, the recurring obligation is often the important number.
A $60,000 car with a low monthly payment may affect DTI differently from a cheaper car with a shorter loan and much higher payment.
Should I Pay It Off?
Maybe.
Ask the lender:
“What happens to my approval if this payment disappears?”
Then compare the benefit with the cash required to eliminate it. Sometimes that cash is better used as a down payment or reserves.
Do Not Buy a New Car During Escrow
ZERO NEW DEBT DURING ESCROW
A new auto loan can:
- Increase DTI
- Change credit
- Reduce cash reserves
and potentially affect approval.
The lender can recheck your credit and reverify parts of your file before closing. A new car purchase is one of the most common reasons a preapproved buyer loses the loan.
How Lisa Helps
Lisa is a Nevada REALTOR®, not a lender. Whether your car payment is counted, how much it affects your approval and whether paying it off changes the loan are lender decisions under current underwriting rules.
Lisa's role is to make sure the home purchase itself does not become the thing that breaks the loan: she helps you time big purchases around the closing, understand how your approved payment range converts into real home options, and coordinate with your lender so the offer and timeline protect the file.
