Why MLS Searches Alone Are Not Enough
"2.75% ASSUMABLE VA LOAN!"
Some listing agents advertise it loudly. Others never mention the loan at all.
A buyer searching only for the word "assumable" may miss opportunities that are sitting right in front of them.
Search Strategy #1: Explicit Assumption Listings
Look for terms such as:
- Assumable
- VA assumption
- FHA assumption
- Assume loan
- Low-rate loan
- Existing financing
Strategy #2: Identify Likely FHA / VA Sellers
A property previously purchased with FHA or VA financing may have an assumable mortgage still outstanding. This is a clue, not proof.
Strategy #3: Look at Purchase Timing
A homeowner who purchased or refinanced during a historically low-rate period may have financing worth investigating. Again, purchase date does not prove current mortgage terms. It only identifies a lead worth checking.
Strategy #4: Ask Listing Agents
A simple question can uncover an opportunity:
"Does the seller currently have FHA or VA financing, and have they explored whether it is assumable?"
Many sellers have never considered it.
Strategy #5: Search Based on Buyer Payment Goal
Instead of "show me houses for $500,000," a buyer could say:
"I care more about payment than purchase price. Show me properties up to $600,000 where an assumable mortgage could produce a better monthly structure."
That changes the entire search.
Why Listing Agents May Want to Advertise Assumability
A low-rate existing mortgage can be a valuable property feature. Consider a pool, a corner lot, a renovated kitchen and:
2.75% ASSUMABLE VA LOAN.
For the right buyer, the mortgage may be more financially important than the pool.
But Don't Advertise Without Verification
Before marketing specific assumption terms, confirm as much as reasonably possible:
- Loan type
- Interest rate
- Balance
- Servicer
- Seller willingness
Protect private account information throughout.
How Lisa Helps
Lisa can specifically create an assumable-mortgage search mode for a buyer. She can prioritize:
- 1
Explicit assumable listings
- 2
Potential FHA properties
- 3
Potential VA properties
- 4
Low-rate-era purchases
- 5
Listing-agent outreach
Any potential assumption is then confirmed with the seller and the mortgage servicer before it is relied upon.
