Las Vegas Buyer Due-Diligence Center Zoning & Future Development

How Do I Find Out What Will Be Built Near a House?

Published 2026-09-13 Last reviewed 2026-09-13 By Lisa C Hamilton, REALTOR®

Quick Answer

Research the parcel, not the seller's guess. For Clark County properties, official planning resources provide zoning information, maps and land-use application and document searches. Other municipalities maintain their own planning resources.

The Seller Says: Nothing Can Ever Be Built Back There

Ask: How do we know?

A confident statement is not the same as a documented answer.

Vacant Land Is Not a Promise

It might become homes, apartments, commercial development, a school, a roadway, or another approved use.

Or it may remain vacant.

Research the available information rather than assuming.

Step 1: Identify the Jurisdiction

Is the property in Las Vegas, Henderson, North Las Vegas, or unincorporated Clark County?

Step 2: Identify the Parcel

Property records and GIS tools can help.

Step 3: Check Zoning

Current zoning tells you something.

But it does not necessarily guarantee future use forever.

Step 4: Search Land-Use Applications

Look for pending applications, approvals, development agreements, and planning records.

Step 5: Ask the Right Question

Not "Will they build apartments?"

Better: "What does the current public record tell us about this land today?"

How Lisa Helps

Lisa can help buyers recognize when surrounding land deserves investigation.

For definitive planning and zoning interpretation, use the appropriate governmental planning department or a qualified professional.

Important

Use the correct jurisdiction. Clark County's planning resources cover unincorporated Clark County properties; Las Vegas, Henderson and North Las Vegas each maintain their own planning resources. Lisa is not a planning or zoning official.
