Are Property Taxes Included in Your Mortgage Payment?

Published 2026-09-09 Last reviewed 2026-09-09 By Lisa C Hamilton, REALTOR®

Quick Answer

Property taxes may be collected as part of your monthly mortgage payment when the loan has an escrow account. The servicer then uses those funds to pay property taxes when due.

FIXED RATE DOES NOT MEAN FIXED TOTAL PAYMENT

This is a huge misconception.

A fixed-rate mortgage fixes the interest structure of the loan.

It does not freeze taxes, insurance or HOA dues.

Buying a Newly Built Home

Be particularly careful with estimated property taxes on new construction.

Historical tax information may reflect vacant land or incomplete improvements rather than the future tax obligation on the completed home.

Before Buying
