How Do Student Loans Affect Mortgage Qualification?

Published 2026-09-09 Last reviewed 2026-09-09 By Lisa C Hamilton, REALTOR®

Quick Answer

Student loans can affect mortgage qualification because lenders may include a monthly student-loan obligation when calculating debt-to-income ratio. The amount used may not always be identical to the payment shown on your bank statement, particularly when loans are deferred, in forbearance or using certain income-driven repayment plans. Different mortgage programs have different calculation rules.

Example

Gross monthly income:

Your numbers

$6,500 monthly income

Other debt

$400 car payment

Student loan qualifying payment

$500 student loan

That $500 consumes part of the total DTI available for housing.

What If My Payment Is $0?

Do not assume the lender will always count zero.

The applicable mortgage program may require a calculated payment based on the loan balance or documented repayment terms.

What If My Student Loans Are Deferred?

Again, deferment does not automatically mean no DTI impact.

Ask the lender exactly how your loan status and repayment plan will be treated under the program you are considering.

Should I Pay Off Student Loans Before Buying?

Not automatically.

If paying $30,000 eliminates only a modest monthly obligation, the same money might have greater impact as:

  • Down payment
  • Reserves
  • Closing funds

Ask the lender to model both scenarios.

How Lisa Helps

Lisa is a Nevada REALTOR®, not a lender. How your student loans are counted, at what payment amount and under which repayment plan is determined by the lender and the loan program, under current rules.

Lisa's value is on the property side: using the approved monthly payment to shape the search, comparing homes where HOA, special assessments, taxes and insurance create real monthly differences, and spotting opportunities like assumable mortgages that can change the affordability picture for a buyer carrying student debt.

See your student loan in the DTI math

Use the free, educational DTI calculator to see how your student loan obligation affects your estimated front-end and back-end ratios, then model paying off other debts or raising income before you talk with your lender.

Educational only. Your lender determines the student loan payment amount used, DTI treatment and final approval.
