What Is a Non-QM Mortgage?

Published 2026-09-09 Last reviewed 2026-09-09 By Lisa C Hamilton, REALTOR®

Quick Answer

A non-QM mortgage is a loan that does not fit the standard Qualified Mortgage framework used by many traditional mortgage products. Non-QM does not mean illegal, unregulated, or 'no rules.' It generally means the loan uses an alternative underwriting approach for borrowers or properties that do not fit standard agency financing.

Who Uses Non-QM?

Potential borrowers include:

  • Self-employed business owners
  • Investors
  • Borrowers with complex income
  • Borrowers using bank statements
  • High-asset, lower-documentation borrowers
  • Real estate investors using DSCR loans

Common Non-QM Products

Examples can include:

  • Bank statement loans
  • DSCR loans
  • Asset depletion loans
  • Certain interest-only products
  • Other alternative documentation loans

Why Would a Borrower Choose Non-QM?

Because traditional underwriting may not reflect the borrower's actual ability to pay.

A common example

Business owner has large deposits and significant assets.

Taxable income appears low because of legitimate deductions.

A traditional loan declines.

A bank-statement non-QM loan may work.

What Are the Tradeoffs?

Non-QM can involve:

  • Higher interest rate
  • Higher down payment
  • Greater reserve requirements
  • Prepayment penalties in some investor products
  • Different documentation
  • Different fees

Non-QM vs. Subprime

They are not synonymous.

Modern non-QM lending is governed by federal and state mortgage regulations even though the loan falls outside the QM safe-harbor and standard framework.

Can Non-QM Be Refinanced Later?

Potentially. A borrower may later refinance into conventional or government-backed financing if qualification and market conditions permit.

But future refinancing is never guaranteed.

How Lisa Helps

Lisa is a Nevada REALTOR®, not a lender. Whether a non-QM loan fits, what it costs, and whether it can be approved are lender decisions under current program and regulatory rules.

On the real estate side, Lisa matches the approved loan amount to the right property, compares homes where HOA fees, taxes, insurance and condo or HOA rules differ, and coordinates the purchase with the lender and closing teams.

Know what 'alternative' means before you compare loans.

Non-QM is a category, not one product. Have a lender explain the underwriting, pricing and exit plan for the specific loan you are considering.

Mortgage qualification, rates, loan amounts, and program eligibility are determined by your lender and current program rules, not by Lisa.
