Why Isn't My Las Vegas House Selling?

Published 2026-09-20 Last reviewed 2026-09-20 By Lisa C Hamilton, REALTOR®

Quick Answer

If other homes are selling and yours isn't, there is a reason. It may not be obvious, fair or changeable, but buyers are choosing other properties for identifiable reasons. The diagnosis starts with price, then photos and digital presentation, condition, showing access, competition, repeated feedback and location objections, and it ends with a repositioning strategy instead of excuses.

If Other Homes Are Selling and Yours Isn't, There Is a Reason

It may not be obvious.

It may not be fair.

It may not be something you can change.

But there is a reason buyers are choosing other properties.

Lisa's job is to find it.

Not make excuses.

Start With Price

This is the obvious one because it matters so much.

If buyers perceive that your home offers less value than competing properties at the same price, they will choose the competition.

That does not necessarily mean your home is “worthless.”

It means its current market position is not producing the desired response.

The CMA guide explains how the market position is built.

Then Look at Photos and Digital Presentation

Your house may be wonderful in person.

If the photos are:

  • Dark.
  • Crooked.
  • Incomplete.
  • Poorly ordered.

buyers may never find out.

Out-of-state Las Vegas buyers make digital presentation especially important. See do professional photos help.

Look at Condition

Does the house smell?

Is carpet visibly worn?

Is landscaping dead?

Is the pool green?

Is the AC questionable?

Buyers add up problems quickly. The preparation guides cover which condition items move buyers.

Look at Showing Access

If the property can only be seen:

Tuesday and Thursday between 1:00 and 2:00 with 48-hour notice,

you have restricted the buyer pool.

Maybe those restrictions are unavoidable.

But understand the cost.

The showings guide covers access as strategy.

Look at the Competition

The house may have been priced perfectly when listed.

Then a renovated competing home appears at the same price.

Now your position changed.

Pricing is not a decision made once and frozen in time; see when to reduce the price.

Listen to Repeated Feedback

One buyer says: “Bedrooms are too small.”

Ignore it.

Ten buyers say: “Bedrooms feel much smaller than expected.”

Now we have a pattern.

Feedback is imperfect.

Patterns are useful.

Is There a Location Objection?

Busy road.

Commercial adjacency.

Power lines.

Unusual access.

You cannot change those.

The market usually addresses permanent disadvantages through price.

Are You Marketing to the Right Buyer?

A property with:

  • Casita.
  • RV parking.
  • Large workshop.
  • Exceptional multigenerational layout.

may have a specific story that generic marketing is failing to tell.

This is where content matters.

A single-property website, video, targeted copy or better feature explanation may help buyers understand what makes the property different.

The expired listing guide covers single-property websites in the relaunch context.

Has Market Time Become Part of the Problem?

If so, Lisa may consider a more significant repositioning rather than another tiny tweak.

Depending on the situation:

  • Meaningful price adjustment.
  • New photography.
  • Improved condition.
  • Updated marketing.
  • Temporary withdrawal/relaunch only when appropriate and compliant with MLS rules.

The answer depends on the actual listing.

Don't Blame Interest Rates for Everything

Rates absolutely affect affordability and demand.

But if the house next door sold and yours did not, “rates” is not a complete diagnosis.

Don't Just Switch REALTORS® Without Understanding the Failure

Sometimes representation is the problem.

Sometimes price is the problem.

Sometimes both.

If your listing expired, Lisa wants to know:

  • What was done?
  • What wasn't?
  • What did buyers say?
  • How did the property compare?
  • What changed?

Then build the next strategy around evidence. That diagnosis is the core of the expired listing guide.
