Green Valley is one of the first master-planned communities in Henderson and remains a well-established residential choice. Developed primarily in the 1980s and 1990s, Green Valley offers mature neighborhoods with tree-lined streets, established landscaping, and a strong sense of community.
Henderson History
Green Valley was developed by the American Nevada Corporation beginning in the late 1970s. It was one of the earliest master-planned communities in the Las Vegas Valley and set the standard for community design that would be followed by Summerlin and others. Green Valley includes the Green Valley Town Center, the Green Valley Ranch resort and casino, and the Green Valley Athletic Club.
Established Neighborhoods
Green Valley's neighborhoods are more established than many newer communities in the valley. Mature trees line the streets, and landscaping has had decades to fill in. Homes in Green Valley range from the late 1980s through the early 2000s, offering a variety of architectural styles and floor plans. Lot sizes are generally larger than in newer communities.
Older Homes Deserve Research
While Green Valley's older homes offer character and space, they also require more careful due diligence. Buyers should investigate the condition of major systems including the roof, HVAC, plumbing, and electrical. Windows in older homes may be single-pane and less energy-efficient. Some homes may need updating in kitchens, bathrooms, and flooring.
Green Valley offers a central location in the heart of Henderson, with convenient access to shopping, dining, schools, and the 215 Beltway. For buyers who value established neighborhoods with mature trees and larger lots, Green Valley represents one of the best options in the Las Vegas Valley.
