Offer Structure FAQ
How does a seller credit reduce cash to close?
A seller credit is credited toward your permitted closing expenses, reducing the amount you bring out of pocket. It does not generally replace required borrower investment such as your down payment. Program rules control what a concession may cover.
Does a lower price always lower the monthly payment more than a buydown?
Not necessarily. A lower price lowers principal modestly. A credit applied to points or a temporary buydown can reduce the mortgage rate or early payments more directly. Compare both on the entire package.
What about the appraisal gap input?
If the home appraises below price, what you are willing to cover above appraised value is real financial exposure. Read the appraisal gap guide before you promise to cover it.
