Can You Use Cryptocurrency to Buy a House?

Published 2026-09-09 Last reviewed 2026-09-09 By Lisa C Hamilton, REALTOR®

Quick Answer

Potentially. Cryptocurrency may be relevant to a home purchase either as an asset or after conversion to documented U.S. dollars, depending on lender, escrow and transaction requirements. For traditional mortgage transactions, lenders typically need acceptable documentation showing ownership, value, conversion, transfer and availability of funds. Fannie Mae's current income guide separately notes that virtual currency itself is not accepted as qualifying income, even though converted and documented assets can raise different considerations.

Crypto Is Not the Same as Cash in Checking

A lender needs to know:

  • Is the asset yours?
  • What is it worth?
  • Can it be liquidated?
  • Where did proceeds go?
  • Is the transaction documented?

Volatility

If your down payment depends on crypto worth $100,000 today, it could be worth less by closing. Do not build the entire transaction around an unstable value without a plan.

Direct Crypto Purchase?

A seller may theoretically agree to unusual consideration structures subject to legal, tax, escrow and title requirements. That is very different from a standard mortgage-financed closing.

Tax Consequences

Selling crypto can create taxable events. Talk with a tax professional.

Currency conversion and escrow rules vary.

Neither Lisa nor anything on this page promises that any escrow, lender or transaction will accept crypto in any form.
