What Is Proof of Funds When Buying a House?

Published 2026-09-09 Last reviewed 2026-09-09 By Lisa C Hamilton, REALTOR®

Quick Answer

Proof of funds is documentation showing that a buyer has access to the cash needed for the portion of a real estate transaction that is not being provided by a mortgage lender. It may be requested for a cash purchase, down payment, equity gap, closing costs, large earnest money, or an assumable mortgage purchase.

What Can Be Proof?

Depending on circumstances:

  • Bank statement
  • Brokerage statement
  • Verified financial letter
  • Other acceptable asset documentation

Protect Your Privacy

A proof-of-funds document should not carelessly expose full account numbers, unrelated transactions, or sensitive personal information. Redact appropriately while retaining enough information to establish funds, subject to transaction requirements.

Cash Offers

If you write "$700,000 CASH," the seller may reasonably want evidence that the money exists.

Assumable Mortgage Buyers

Proof of funds can be especially important when the buyer needs a large equity gap.

Example

Purchase price

$600,000

Assumed mortgage

$350,000

Equity gap buyer brings

$250,000

The seller may want evidence the buyer can actually bring the $250,000 difference.

Does Proof of Funds Mean You Must Spend Every Dollar Shown?

No. It demonstrates capacity, not necessarily that every dollar will be used.

Lisa's Role

Lisa can help determine what the seller or listing agent is requesting and coordinate appropriately with the lender or financial institution.

Frequently Asked Questions

Is preapproval proof of funds?

No. Preapproval addresses financing; proof of funds addresses available assets.

Do I need proof for a financed offer?

You may need proof of down payment and closing resources.

Should I send my entire unredacted bank statement to everyone?

No. Protect private information and follow professional transaction procedures.
