How Do Showings Work When I'm Selling My House? A Seller's Guide to ShowingTime

Published 2026-09-23 Last reviewed 2026-09-23 By Lisa C Hamilton, REALTOR®

Quick Answer

ShowingTime is a showing-management platform used in real estate to coordinate appointments. Depending on how a listing is configured, sellers can receive text, email or push notifications for showing activity and requests, and the system can surface upcoming and previous appointments, listing activity and feedback. The exact workflow varies by listing, so Lisa sets showing instructions that fit your situation.

Your Phone Buzzes. Someone Wants to See It at 4:30.

Your home is listed.

Your phone buzzes.

Someone wants to see it at 4:30.

Welcome to the part of selling that makes people suddenly realize they should probably stop leaving laundry on the sofa.

What ShowingTime Is

ShowingTime is a showing-management platform used in real estate to coordinate appointments.

Depending on how a listing and its appointment settings are configured, sellers can receive notifications for showing activity and requests through available methods such as text, email, push notification and, in some configurations, phone.

Home by ShowingTime can also provide sellers with information about upcoming and previous appointments, listing activity and feedback made available through the system.

The exact workflow can vary by listing and market, so Lisa will establish showing instructions that fit your situation.

Occupied vs Vacant Settings

Some occupied homes require approval before an appointment is confirmed.

Other properties—especially vacant homes—may use a setup that makes access easier.

There Is Always a Tradeoff

There is a tradeoff.

You live there.

Buyers need access.

Making a property reasonably easy to show can matter because buyers often tour several homes in a limited window.

If your house is impossible to schedule, they may not reorganize their entire weekend around it.

That does not mean sellers must approve every inconvenient request.

If 4:30 is impossible, respond quickly and see whether another time works.

A fast alternative is generally more useful than simply declining and hoping the buyer tries again.

The Quick Reset Before You Leave

Before leaving, do the quick reset:

Lights as instructed.

Clutter handled.

Beds made.

Valuables secured.

Pets managed.

Temperature comfortable.

Obvious odors addressed.

Then leave.

Feedback Is Data, Not a Critique

A buyer who feels watched may rush through a house.

Give them enough space to imagine living there.

Feedback can be useful, but don't emotionally litigate every comment.

One buyer hates the floors.

Another loves them.

Repeated feedback is more meaningful than one person's taste.

The goal of the showing system is not to make selling your house feel like airport security.

It's to reduce friction between:

We want to see it

and:

Let's write an offer.

Should you stay or go once a showing is confirmed? The answer is in Should I Leave the House During a Showing?.
