No Showings Is Feedback
No showings is feedback.
Not the kind sellers wanted, but feedback nonetheless.
When a property receives little or no showing activity, start by asking whether buyers are seeing it and rejecting it—or failing to encounter it in the first place.
Review the Listing Presentation
Review the listing presentation.
Do the first photographs make someone want to continue?
Is the description accurate and useful?
Is important information missing?
Does the home appear substantially less appealing online than competing properties?
Most buyers decide from photos first, so the photo-preparation guide is a good place to start.
Then Look at Access
Then look at access.
If buyers can only see the house Tuesday between 1:15 and 2:00 with 48 hours' notice and a handwritten permission slip, access may be part of the problem.
Then Look Hard at Price and Competition
Then look hard at price and competition.
The market doesn't care what the seller needs to net.
Buyers compare what their money purchases.
If similarly priced homes offer substantially more, the market may be telling you something.
The pricing guide and What Is My Las Vegas Home Really Worth? cover the positioning side.
Seasonality and Demand Play a Role
Seasonality and overall demand can affect activity too, which is why the answer isn't automatically:
Reduce the price.
Diagnose Before You React
Lisa can examine listing traffic, showing activity, competing properties, recent changes in the market and buyer feedback to diagnose the issue.
A seller shouldn't panic because Wednesday was quiet.
But weeks of silence should not be treated as a marketing strategy.
If buyers are touring but not writing, the next step is showings but no offers.
If the listing period ends without a result, the expired listing guide is where the comeback starts.
