Eligibility comes first, approval comes later. Here is how to understand who may qualify and why eligibility is not the same as an approved loan.
Veteran Eligibility
A veteran may qualify based on service history and discharge status under current VA rules.
Because service requirements differ based on era and type of service, there is no single universal service-duration rule that always applies.
Use current VA guidance for the specific period and type of service. The VA eligibility pages link to current requirements.
Current VA eligibility information is on the Department of Veterans Affairs website, and your lender can confirm what applies to you.
Active-Duty Service Members
Certain active-duty service members may qualify after meeting applicable service requirements.
National Guard and Reserve
Eligibility can apply to qualifying Guard and Reserve service under current VA criteria.
Surviving Spouses
Certain surviving spouses may qualify for VA home loan benefits under specified circumstances.
This area is fact-specific and should be checked against current VA rules.
What Is Entitlement?
Entitlement is the amount of guaranty support the VA associates with an eligible borrower.
It is not the same thing as:
- Cash
- Down payment
- Loan balance
Entitlement can be full, partial, restored, or tied to another VA loan depending on circumstances.
Can I Be Eligible but Still Get Denied?
Yes.
VA benefit eligibility and mortgage underwriting are separate.
The lender still evaluates:
- Credit
- Income
- Debts
- Residual income
- Property
- Occupancy
- Documentation
A COE does not guarantee approval.
What If I Used VA Before?
You may still have eligibility.
The lender/VA can help determine:
- Remaining entitlement
- Restoration
- Prior loan status
- Whether another VA purchase is possible
What If Someone Assumed My Old VA Loan?
This can be very important.
If the person who assumed your old VA mortgage did not substitute their entitlement appropriately, some of your entitlement may remain tied to that loan until it is paid off or otherwise resolved.
That is one reason assumptions raise questions for both the buyer and the seller.
How Lisa Helps
Lisa can help with the property and transaction once the lender confirms the VA financing framework.
She handles the property search, offers, negotiation, transaction coordination and communicates offer strength to sellers and listing agents, but she does not determine VA eligibility or approve loans.
Start with your lender and the COE process, then build the purchase around what is confirmed. For the whole VA library, visit the VA Home Loans hub or start at the Financing a Home resource center.
