“The House Didn't Sell” Is Not a Diagnosis
An expired listing is frustrating.
But:
The house didn't sell
is not a diagnosis.
Before putting it back on the market, figure out why.
Pull the History
Pull the history.
How long was it listed?
How many showings occurred?
Were there offers?
What did buyers repeatedly say?
Were there price reductions?
Was the photography strong?
Was the home easy to show?
What did competing homes do during the same period?
Different Symptoms, Different Problems
If there were almost no showings, the issue may be different from a home that had fifty showings and no acceptable offers.
If buyers repeatedly objected to the same condition issue, relisting with new wording won't solve it.
If the property was priced above its competitive position, taking it off for a few weeks does not make the old number correct.
A New Strategy Can Mean Many Things
Sometimes a new strategy means new photographs.
Preparation.
Repositioning.
Price.
Marketing.
Sometimes the previous strategy was reasonable and the seller simply needs to account for changed market conditions.
The important thing is not to relaunch the same problem with a new MLS number.
Lisa Can Review an Expired Listing
Lisa can review an expired listing even if she wasn't the previous agent.
The objective is not to trash whoever came before.
It's to understand what happened and determine whether there is a better path now.
