When Lisa walks through a house, she is not looking at it the same way most excited buyers are.
The buyer walks in and sees:
- The waterfall countertop
- The gorgeous tile
- The staging
- The pool
Lisa is thinking:
- Where is the refrigerator?
- How old are those two AC units?
- Why does the floor transition look like that?
- Is that bedroom original?
- What is behind this wall?
- Where are the blinds?
That's why representation matters.
LOOK AT HOW THE HOUSE FUNCTIONS
Ask yourself:
- Where do I put furniture?
- Is there enough storage?
- Can two people realistically use this kitchen?
- Where is the laundry?
- How far is the primary bedroom from the other rooms?
- Does the layout fit your actual life?
Do not let beautiful finishes make you overlook an annoying floor plan you will experience every day.
LOOK AT WHAT IS MISSING
This is something Lisa specifically notices with flips.
A beautifully renovated property may have:
- No refrigerator
- No washer/dryer
- No window coverings
- No backyard improvements
Those are not defects.
They are expenses.
If you have $10,000 left after closing and immediately need $7,000 worth of normal household items, that matters.
LOOK AT CRAFTSMANSHIP
Especially in a flip.
Check:
- Cabinet alignment
- Floor transitions
- Tile
- Caulking
- Trim
- Paint edges
- Doors
- Fixtures
Sloppy visible craftsmanship does not prove hidden work is bad.
But it should make you ask questions.
LOOK UP
- Ceiling stains
- Patches
- Cracks
- Signs that something changed
You are not diagnosing.
You are noticing.
LOOK OUTSIDE
What is behind the property?
What is next door?
- Major road?
- Vacant land?
- Commercial use?
- Construction?
- Power infrastructure?
You are buying the location too.
If empty land is part of the appeal, research future development before paying for it.
AC MATTERS IN LAS VEGAS
Find out how many systems serve the property and what is known about their age and condition.
A house with two older AC systems can represent a different future-cost profile than one with a newer system.

DON'T TRY TO PERFORM YOUR OWN INSPECTION
A showing is not a substitute for professional inspection.
Lisa wants you to notice enough to decide whether the home deserves the next step.
The professionals investigate the rest.
